Buyer & Listing Inspections
A Stand By Buyer & Listing Inspection is a full evaluation of the home, top to bottom, following our Core Inspection Standard. We start at the foundation and work our way to the roof covering, examining the major systems and visible components along the way.
Every inspection is equipped with tools many inspectors charge extra for or don’t offer at all—foundation elevation measurements, thermal imaging, moisture detection, and drone roof access when needed—because you deserve the clearest picture possible.
The goal is simple: to give you enough valuable, unbiased information about the condition of the home to make a decision you can stand by.
Pre‑Pour Foundation Inspection
Before concrete is poured, we perform a thorough evaluation of the foundation forms to help ensure the slab is prepared correctly. We check the visible form boards for proper alignment, review the post‑tension cable layout, rebar placement, vapor barrier coverage, and plumbing penetrations.
Using specialized equipment, we take general measurements of the form boards to identify any noticeable slope or irregularities before the pour. Our goal is to give you valuable information about potential issues early, when corrections are still possible and far less costly.
Pre‑Drywall Inspection
Before insulation and drywall are installed, we perform a detailed evaluation of the home’s exposed structure and systems. This phase allows us to review framing, framing connections, load paths, and the visible installation of electrical wiring, plumbing, and HVAC ductwork.
A major focus of this inspection is the installation of the weather‑resistive barrier across the entire exterior of the home. Proper WRB installation is critical to protecting the structure from future water intrusion, and it’s one of the most common problem areas we uncover during construction. Identifying missing, poorly lapped, or incorrectly sealed WRB sections now can prevent leaks, mold growth, and long‑term damage later.
Our goal is to document potential concerns while the structure is still open, giving you and your builder the opportunity to make corrections before everything is covered up.
Final Inspection (New Construction)
Just because a home is new doesn’t mean it’s flawless. Our Final Inspection provides a top‑to‑bottom evaluation of the finished property before you close, checking that major systems and visible components—from the roof covering to the foundation—are properly installed and functioning as intended.
Builders juggle tight timelines, multiple crews, and dozens of homes at once. Mistakes and oversights happen—sometimes big ones that leave you scratching your head. This inspection is your chance to have an experienced set of eyes document those issues before the keys change hands, giving you the leverage to have them corrected under the builder’s responsibility, not yours.

11‑Month Builder Warranty Inspection
Your builder’s warranty won’t last forever, and most big issues don’t show up on day one. Around the 10‑ to 11‑month mark, many homes begin to reveal hidden workmanship flaws or early signs of performance problems—from foundation settling and drainage issues to poor sealing, leaks, or electrical and HVAC concerns.
Our Warranty Inspection provides a thorough, independent review of the home’s condition before your warranty expires. We assess all major systems, look for signs of shifting or water intrusion, and perform a foundation elevation survey to identify movement that may not be visible yet.
The goal is to document issues clearly and give you a strong, detailed list to present to your builder while you still have coverage. This is often the last opportunity to have repairs made on their dime instead of yours.

WDI (Termite) Inspection
Wood‑destroying insects—especially termites—can cause serious, hidden damage to a home’s structure. Many lenders require this inspection for a real estate transaction, but even if it’s not required, it’s smart to know if these pests are present or if there are signs of past activity.
We provide a full WDI inspection and the official state‑approved report, performed by a licensed technician under Knightly Solutions (TPCL #796739, TDA #825786). We look for active infestations, evidence of past treatments, and conditions that may attract termites or other wood‑destroying insects.
This add‑on helps you make a fully informed decision and can save thousands of dollars in future repairs if problems are caught early.
Sprinkler System Inspection
An irrigation system plays a big role in maintaining your home’s foundation and landscaping—but leaks, broken heads, or improper coverage can waste water and lead to dry spots or oversaturation around the slab.
Our Sprinkler System Inspection is a functional test of the system’s operation at the time of the inspection. We cycle through available zones, check for visible leaks, and observe coverage patterns and water pressure concerns. This service helps identify obvious issues you can address before they become costly repairs or foundation drainage problems.
Sewer Scope Inspection
A home’s main sewer line is out of sight, but problems underground can lead to slow drains, sewage backups, and costly repairs. Many issues—such as cracks, offsets, root intrusion, or pipe deterioration—aren’t visible during a standard home inspection.
Our Sewer Scope Inspection uses a specialized camera to visually inspect the main sewer line from the home to its connection point. This allows us to identify blockages, damage, or other concerns that could require maintenance or replacement.
Finding these problems early can save thousands of dollars and give you leverage to have repairs addressed before you buy the home.
Pool & Spa Inspection
Pools and spas can add a lot of enjoyment to a home—but they also come with complex systems and safety concerns that shouldn’t be overlooked.
Our Pool & Spa Inspection provides a visual evaluation of the pool structure, accessible equipment, and basic safety features at the time of the inspection. We look for visible damage to the pool shell, coping, and decking; check that pumps, filters, and heaters appear to function as intended; and note any obvious safety risks like missing barriers or covers.
This add‑on gives you peace of mind about the pool’s condition and helps you plan for maintenance or repairs before you take ownership.

Foundation Elevation Survey
Zip Level readings are taken throughout the home at the time of inspection to help identify signs of slope or movement. We review these measurements alongside observed stress indicators—such as interior and exterior cracks, sticking doors and windows, etc.—to provide data-backed insight into foundation performance that actually matters for your decision, not just a generic “looks good.”
Drone Roof Inspection
When a roof cannot be safely walked, drone imaging ensures we capture high-quality visuals of roof coverings, flashing, and other components from every angle.
Thermal Imaging Scan
Infrared technology helps uncover temperature anomalies that can point to missing insulation, air leaks, or potential moisture issues not visible to the naked eye.
Moisture Detection Tools
Pin and pinless moisture meters are used in suspect areas to verify elevated moisture levels that could indicate hidden leaks or water intrusion.
