New Construction Inspection Services
Pre‑Pour Foundation Inspection
Before concrete is poured, we perform a thorough evaluation of the foundation forms to help ensure the slab is prepared correctly. We check the visible form boards for proper alignment, review the post‑tension cable layout, rebar placement, vapor barrier coverage, and plumbing penetrations.Using specialized equipment, we take general measurements of the form boards to identify any noticeable slope or irregularities before the pour. Our goal is to give you valuable information about potential issues early, when corrections are still possible and far less costly.
Pre‑Drywall Inspection
Before insulation and drywall are installed, we perform a detailed evaluation of the home’s exposed structure and systems. This phase allows us to review framing, framing connections, load paths, and the visible installation of electrical wiring, plumbing, and HVAC ductwork.A major focus of this inspection is the installation of the weather‑resistive barrier across the entire exterior of the home. Proper WRB installation is critical to protecting the structure from future water intrusion, and it’s one of the most common problem areas we uncover during construction.
Our goal is to document potential concerns while the structure is still open, giving you and your builder the opportunity to make corrections before everything is covered up.
Final Inspection (New Construction)
Just because a home is new doesn’t mean it’s flawless. Our Final Inspection provides a top‑to‑bottom evaluation of the finished property before you close, checking that major systems and visible components—from the roof covering to the foundation—are properly installed and functioning as intended.This inspection gives you an experienced set of eyes to document issues before the keys change hands, giving you the leverage to have them addressed under the builder’s responsibility, not yours.
The goal is to deliver clear, valuable information about the home’s final condition, so you can move in with fewer surprises and greater peace of mind.
11‑Month Builder Warranty Inspection
Your builder’s warranty won’t last forever, and most big issues don’t show up on day one. Around the 10‑ to 11‑month mark, many homes begin to reveal hidden workmanship flaws or early signs of performance problems—from foundation settling and drainage issues to poor sealing, leaks, or HVAC concerns.Our Warranty Inspection provides a thorough, independent review of the home’s condition before your warranty expires. We assess all major systems, look for signs of shifting or water intrusion, and perform a foundation elevation survey to identify movement that may not be visible yet.
The goal is to document issues clearly and give you a strong, detailed list to present to your builder while you still have coverage.
